EmitenTrust.com Diversified Portfolio Spans 45 Communities Across 15 States, Representing Approximately 4,500 Seniors Housing Units

NEW YORK and TOLEDO, Ohio, Oct. 19, 2026 /PRNewswire/ -- Davidson Kempner Capital Management LP ("Davidson Kempner"), a global investment management firm, and ReNew, a dedicated seniors housing investment and asset management platform, today announced a strategic partnership commencing with an investment in one of the largest privately owned seniors housing operating portfolios (SHOP) in the United States, comprising approximately 4,500 units across 45 communities in 15 states.

The diversified SHOP portfolio spans independent living, assisted living and memory care and is operated by five best-in-class regional operating partners across attractive U.S. markets. With Davidson Kempner's backing, ReNew will draw on its deep seniors housing expertise and specialized platform to drive continued growth across the portfolio and capitalize on favorable long-term sector fundamentals. The investment also provides a foundation for Davidson Kempner and ReNew to pursue additional investment opportunities across the seniors housing sector.

"We believe high-quality U.S. seniors housing presents a compelling investment opportunity," said Josh Morris, Partner, Global Real Estate at Davidson Kempner. "Our real estate investment strategy is guided by four long-term themes: deglobalization, demographics, digital infrastructure and dislocation-driven capital solutions. This investment aligns with our focus on demographics, with demand continuing to grow as the population ages and new supply remains limited. The portfolio offers immediate scale, and ReNew's deep sector experience and dedicated platform make them a strong partner as we look to drive value."

ReNew brings decades of public and private institutional seniors housing experience to the partnership along with a custom built, SHOP infrastructure combining established operating relationships, experienced leadership and proprietary technology that provides real-time visibility into performance and incremental opportunities. Through close collaboration with regional operating partners, ReNew takes a hands-on approach to optimizing operations, enhancing resident experiences and driving long-term performance.

"We built ReNew nine years ago specifically to execute on unique opportunities that we continue to see today.  Our custom built infrastructure meets the demands of the SHOP sector, combining deep operational expertise with our hands-on approach needed to manage complex portfolios at scale," said John Getchey, Co-Founder & Chief Investment Officer at ReNew. "We see significant potential across this portfolio and are focused on driving long-term value for our operators, partners and investors. With Davidson Kempner as our partner, we are well positioned to strengthen portfolio performance as we look to continue to scale the platform."

KeyBanc Capital Markets acted as financial advisor and Kirkland & Ellis LLP served as legal counsel to Davidson Kempner. CS Capital Advisors, LLC acted as financial advisor and Clifford Chance acted as legal counsel to ReNew and its real estate partners in the transaction. Ally Financial provided financing for the transaction.
